What to expect

Every jurisdiction has its own submittal preferences, but the goal is consistent: deliver a complete, coordinated permit set aligned with the Virginia and the Carolinas Code and your project scope. We keep the workflow transparent, document decisions, and communicate next steps so you always know where your project stands.

Our 5-step process

01

Discovery & scope confirmation

We review your goals, existing conditions, and jurisdiction requirements to confirm scope, deliverables, and schedule.

02

Site information & existing conditions

We gather measurements, photos, and available records to support accurate as-built documentation and design decisions.

03

Code-informed design development

We develop the layout and key details with practical Virginia and the Carolinas Residential Code considerations in mind to reduce redesign later.

04

Permit set preparation

We assemble a coordinated drawing package and supporting documentation tailored to plan review expectations for your AHJ.

05

Submittal, revisions & approval support

We coordinate submittals, track review comments, and prepare revisions to help move your project toward approval efficiently.

Process FAQs

Common questions about timelines, jurisdiction requirements, and how we support plan review.

How long does the process take?

Timelines depend on scope, responsiveness, and plan review cycles. After discovery, we provide a realistic schedule and identify critical path items early.

Do you work with my local building department?

Yes. We coordinate with your AHJ as needed, follow submittal preferences, and help resolve review comments with clear revisions and documentation.

What do you need from me to start?

A brief description of the project, property address (or county/city), any existing plans, and photos. For additions/renovations, measurements or access for field verification helps.

Can you help after plan review comments are issued?

Yes. We review comments, propose solutions aligned with the Residential Code, and prepare revised sheets for resubmittal.

Do you provide engineering?

We provide residential design and permit set preparation. When engineering is required, we coordinate with your engineer or help identify the needed disciplines for your project.

Will this guarantee permit approval?

No. Approval is determined by the AHJ. Our role is to reduce preventable delays by delivering a coordinated, code-informed package and managing revisions efficiently.
